Our Services
We offer a variety of services to suit your needs:
- Four Point Inspection: 4 point insurance inspections are specific inspections that are done at the request of insurance companies. When you purchase a new home or renew an existing policy, a 4 point inspection may be required to get insurance on the property.
- Structural Engineering: Structural engineering is a field of engineering dealing with the analysis and design of structures that support or resist loads economically.
- Unsafe Structures: Unsafe structures must be dealt with in a timely and deliberate manner. The cost of ignoring the early warning signs can be extreme. An unsafe structure is one in which the structures or existing equipment are or have become unsafe, unsanitary, or materially deficient.
- Permit Violations: Permit violations may originate in any one of a long list of government agencies. Delay in responding to a violation may be costly.
- As Built Plans & Site Plans: As-Built plans are precisely drawn plans of your property. They represent your building as it currently exists now. They do not include future design changes.
- Roof & Wall Mitigation: Most existing houses have one or more wind resistive construction features and may qualify for some insurance discounts. In addition, houses built after 1994 in Miami-Dade or Broward Counties and houses built after 2002 in the rest of the state have many wind resistive construction features and will likely qualify for credits.
- Shutter Mitigation: Shutter Mitigation and Inspection request form.
- Certificate of Use: Ordinance No. 08-133, which requires issuance of a Certificate of Use (CU) by the Department of Planning and Zoning (DP&Z) for residential properties (in unincorporated Miami-Dade County) which are acquired through a Certificate of Title (Foreclosures and Judgments), in accordance with Chapter 45, Florida Statutes.

Miami Dade County Certificate of Use
Certificate of Use (Miami-Dade County Ordinance No. 08-133)
Miami-Dade County Ordinance No. 08-133 applies to all residential properties which are acquired through a Certificate of Title (foreclosures and judgments). Residential properties affected include single-family homes, condominiums, townhouses and duplexes. The Ordinance requires the holder of a certificate of title on a foreclosed property to obtain a Certificate of Use (CU) from the Zoning Department before the property can be sold again. To obtain a CU, the property must be inspected by a licensed Engineer and a report must be reviewed by the building department and filed in the public records. Review fees and recording fees must be paid during the process. The entire process takes about 5 business days. Florida Engineering specializes in this inspection.
